📊 Circle Rate vs Market Value

Stamp duty is paid on the higher of transaction value or circle rate (called ready reckoner in Maharashtra, guidance value in Karnataka, collector rate elsewhere). If you buy at ₹45L but circle rate is ₹50L — you pay stamp duty on ₹50L. Always check the circle rate for your locality before budgeting.

👩 Women Buyer Concession

15+ states offer 1–2% lower stamp duty for female buyers. Delhi: saves 2% (4% vs 6%). Punjab: saves 2% (5% vs 7%). Maharashtra, UP, Karnataka, Haryana: save 1%. On a ₹50L property, a 2% saving = ₹1 lakh. Joint ownership with woman as first owner also qualifies in most states.

💰 Section 80C Deduction

Stamp duty and registration charges paid for a residential property are deductible under Section 80C up to ₹1.5 lakh in the year of payment. On ₹1.5L deduction at 30% tax bracket → saves ₹46,800 in income tax. Only under old tax regime. Commercial properties not eligible.

The document has no legal standing in court if stamp duty is not paid — it cannot be used as evidence. The rate ranges from 3% to 8% of property value depending on the state, buyer gender, and property type.
Stamp duty is calculated on the higher of the actual transaction/agreement value or the government's circle rate (also called ready reckoner rate in Maharashtra, guidance value in Karnataka, collector rate elsewhere). If you buy a property at ₹80L but the circle rate for that area values it at ₹90L, you pay stamp duty on ₹90L.
