Stamp Duty & Registration Charges in India — State-Wise Guide 2025-26
Stamp duty and registration charges are usually the biggest add-on cost when you buy property in India — typically 4% to 8% of the property value depending on the state. Rates vary widely, women buyers get a concession in most states, and the whole amount can qualify for a Section 80C deduction. Here is the state-wise picture for 2025-26.

How stamp duty is calculated
Stamp duty is charged on the higher of your transaction value or the government circle rate (ready reckoner in Maharashtra, guidance value in Karnataka). If you buy below the circle rate, the duty is still charged on the circle rate — see our circle rate calculator to check the government value for your area.

Women buyer concession
Most states charge women buyers 1–2% less — Delhi saves 2% (4% vs 6%), Haryana and Punjab save 2%, and Maharashtra, UP, Rajasthan and Gujarat save 1%. On a ₹75 lakh property a 2% saving is ₹1.5 lakh. Joint ownership with the woman as first holder usually qualifies too.
Section 80C deduction
Stamp duty and registration on a residential property are deductible under Section 80C, up to ₹1.5 lakh, in the year of payment — under the old tax regime only. That can save up to about ₹46,800 in tax at the 30% bracket.
