Online Correction of Form 26QB for TDS on Property in India (2026)

Buying a property in India worth more than Rs 50 lakh comes with a tax duty most buyers overlook: deducting 1% TDS under Section 194-IA and reporting it through Form 26QB. A single typo in a PAN, a wrong payment date, or a mismatched amount can freeze the seller’s tax credit and hold up the Form 16B certificate. The good news is that TRACES now allows most of these mistakes to be fixed online, and this 2026 guide walks you through the full correction workflow.

Section 194-IA in brief: 1% TDS on property

Section 194-IA requires the buyer of any immovable property (other than agricultural land) to deduct TDS at 1% of the sale consideration when the value is Rs 50 lakh or more. A few points worth remembering:

  • TDS is calculated on the higher of the sale consideration or the stamp duty value of the property.
  • The 1% applies to the entire amount, not just the portion above Rs 50 lakh.
  • The buyer does not need a TAN; both buyer and seller use their PAN.
  • If the seller’s PAN is not available or is inoperative, TDS is deducted at the higher rate of 20%.
  • Where there are multiple buyers or sellers, each buyer-seller pair files a separate Form 26QB.

What is Form 26QB?

Form 26QB is the combined challan-cum-statement used to report and deposit TDS deducted under Section 194-IA. The buyer must file it and pay the tax within 30 days from the end of the month in which the deduction was made. For example, if TDS is deducted on 20 August, Form 26QB is due by 30 September. After the challan is processed, the buyer downloads Form 16B (the TDS certificate) from TRACES and hands it to the seller.

Common errors in Form 26QB

Because Form 26QB is often filed in a hurry at the time of registration, mistakes are common. The most frequent ones are:

  • PAN errors – a wrong buyer or seller PAN, which blocks the seller’s Form 26AS/AIS credit.
  • Amount errors – incorrect total consideration, amount paid/credited, or TDS amount.
  • Date errors – wrong date of payment/credit or date of deduction.
  • Financial year selected incorrectly.
  • Address or property details entered incorrectly.

How to file a Form 26QB correction online on TRACES

Corrections are made through the buyer’s TRACES account. The broad steps are:

  • Register and log in to the TRACES portal as a taxpayer (using PAN).
  • Go to Statements / Forms → Request for Correction.
  • Select Form 26QB, enter the assessment year, acknowledgement number and seller PAN, and provide the original challan details.
  • Edit the fields that need changing and save the corrected statement.
  • Submit the request using a DSC or e-verification, or route it for AO approval.
  • Track the status until it shows "Submitted to ITD" and processed.

Most fields can be corrected online, including PAN of buyer and seller, financial year, name and address details, total consideration, amount paid or credited, and the payment/deduction dates.

Buyer and seller approval

Some corrections cannot be finalised by the buyer alone. If you change the amount paid/credited or certain financial fields, the correction must be approved by the seller (deductee) through their own TRACES login. If the seller’s PAN itself is being corrected, both the old and the new seller may need to approve. Until the counterparty approves, the correction stays pending and is not applied.

DSC, e-verify and AO approval cases

How you validate the correction depends on the facility you have:

Validation method When it is used
Digital Signature Certificate (DSC) If a valid DSC is registered on TRACES; requires the emSigner utility.
E-verification (net banking / EVC) If you do not have a DSC but can e-verify via internet banking.
Assessing Officer (AO) approval If you have neither a registered DSC nor e-verification, the correction is routed to your jurisdictional AO for approval.

AO approval takes longer and may involve submitting documents to the officer, so registering a DSC or enabling e-verification usually speeds things up considerably.

Form 16B and timelines

Once a correction is processed, the seller’s tax credit updates in Form 26AS and the AIS, and a fresh Form 16B can be generated. Keep these timelines in mind:

  • File Form 26QB and deposit TDS within 30 days from the end of the month of deduction.
  • Issue Form 16B to the seller within 15 days from the Form 26QB due date.
  • Online corrections are typically processed within a few working days when self-validated, and longer when AO approval is involved.

Delays carry a cost: interest of 1% per month for non-deduction, 1.5% per month for deducted-but-not-deposited TDS, a late-filing fee of Rs 200 per day under Section 234E, and a penalty of Rs 10,000 to Rs 1,00,000 under Section 271H for non-filing.

Getting the correction right the first time saves weeks of follow-up, and a professional review of your challan and statement can catch mismatches before they escalate. If you would like hands-on help, our team can assist with 26QB corrections as part of end-to-end income tax filing support.

Frequently asked questions

Can I correct the PAN in Form 26QB online?

Yes. Buyer and seller PAN can be corrected through the online correction request on TRACES. A PAN change usually needs validation via DSC or e-verification, or AO approval if you have neither, and may require the seller’s consent.

When is AO approval required for a 26QB correction?

AO approval is required when you do not have a DSC registered on TRACES and cannot e-verify the request through internet banking. In that case the correction is sent to your jurisdictional Assessing Officer for approval.

Does the seller have to approve my correction?

For certain changes – notably the amount paid or credited, and seller PAN – yes. The seller must log in to TRACES and approve the correction before it is applied. Purely buyer-side details may not need seller approval.

How long does a Form 26QB correction take?

Self-validated corrections (DSC or e-verify) are generally processed within a few working days. Corrections routed for AO approval can take longer depending on the officer’s review.

Will I need to issue a fresh Form 16B after correction?

Yes. Once the corrected statement is processed and the seller’s credit updates, download the revised Form 16B from TRACES and provide it to the seller.
